The standard land value
The land value determined for an address is an important building block in establishing the value of a property. The standard land value is the average price of the undeveloped plot per square metre in a particular location, derived from actual transactions.
It is a reference point, not a price: shape, servicing, developability and encumbrances shift the value of a specific plot up or down.
