The market between Hofheim, Kriftel and Bad Soden is tight. Good locations are
rarely offered publicly, and when they are, not for long. Searching here takes
either patience or someone who hears early what is coming.
When flats and single-family houses are sold, private buyers have paid at most
half of the agent's commission since 2020; the seller bears the rest.
On purchase costs in Hesse: 6 % land transfer tax, plus notary and land
registry at roughly 2 %. On a purchase price of 600,000 euros that is about
