We value in house — with our own appraisal, energy certificate and, on request, thermographic inspection. The result rests on actual transactions in your area, not on asking prices from portals.

What market value means
Market value is defined by statute in section 194 of the German Building Code: it is the price that would be achieved at the time of the valuation in ordinary business dealings, given the legal circumstances and actual characteristics, the general condition and the location of the property, disregarding unusual or personal circumstances.
Every valuation is produced individually and according to the terms of the instruction. In volatile markets currency is decisive — a figure from two years ago is not a value today.

Which documents we need
Essentially these:
- a current land register extract
- extract from the register of public easements
- floor area calculation
- tenancy and lease agreements, where let or leased
In individual cases more is needed — declaration of division, building permits, evidence of modernisation.
Every valuation includes a detailed inspection of the property with photographic documentation. If you do not have all the documents to hand, we help obtain them.
