Three things to settle before any purchase

Utilities. Not every plot is connected to water, sewerage and electricity. Where the lines still have to be laid, the costs added quickly put the low purchase price into perspective.

Zoning. Local zoning decides what may be built — single family, duplex, apartment building, or nothing at all. We check that before the purchase, not after it.

Tax. Rental income and any later gain on sale are looked at in both countries. For that we work with tax advisers who know German and American law. We place the property; the tax planning belongs in expert hands.
